The proposed development seeks to deliver around 180 sustainable homes including affordable housing, a large amount of public open space, a children’s play area and sustainable drainage. New vehicular and pedestrian access are being proposed from Thornborough Road.
The application will be made in outline with all matters reserved except access, so details relating to layout, landscaping, scale and appearance will be addressed in a separate application at the subsequent Reserved Matters stage. Therefore, at outline stage, the key matters for approval will be around the principle of development, broad distribution of uses and points of access. A ‘Parameter Plan’ will be submitted to define elements such as the extent of development, the location of the new vehicular access and points of pedestrian and cycle connectivity.
The submitted information will also include a Design and Access Statement which will incorporate an Illustrative Layout. The current version of the Illustrative Masterplan is provided below. This demonstrates one way in which the proposed new homes, associated green space, and infrastructure could come forward in compliance with the Parameter Plan. The submitted information will also explain how the scheme can deliver the key benefits as set out below.
